Once those conditions are dealt with, there’s one critical form that moves the deal forward: the Notice to Waive or Satisfy Conditions.
What Is the Notice Form?
The Notice (for Waiver/Satisfaction of Conditions) is a standard Alberta real estate form used to update the purchase contract. It tells the other party that:
Conditions have been satisfied (for example, you secured mortgage approval or completed the inspection).
Conditions are being waived (you choose to move forward without them, even if not fully satisfied).
Or, in some cases, conditions have not been met, and the contract ends.
This notice must be delivered in writing by the deadline stated in the Residential Purchase Contract (RPC). If no notice is given by that deadline, the contract automatically falls through.
